Located in the heart of Midtown Memphis, 569 McLean reimagines a fire-damaged retail strip and neglected parking lot into a thoughtfully designed infill project. Surrounded by one of the city's most walkable neighborhoods, the site was transformed into a mixed-use development that balances cost efficiency with design intent. With limited scale and budget, the project required a hyper-efficient layout to navigate infrastructure challenges like tap fees and fire riser costs, which are typically absorbed more easily on larger sites. The final program includes three two-bedroom units, four studio apartments, and a single retail space—all organized around a central atrium and unconditioned stairwell to reduce construction complexity and cost. The result is a compact, community-scaled development that breathes new life into a long-blighted site.
